Research and Development Building Fit Out, DCU
Upgrade and Refurbishment of parts of Albert College and R&D Buildings. Strip out and refurbishment of existing laboratories, mechanical and electrical works, partial re roofing of R&D Building and external works to Gas Stores and entrance area. Works in the R&D building also included the strip-out and refurbishment of Laboratories. 400m2 over 3 floors. Works Included all groundworks and demolition of existing redundant structures, landscaping, paving and external lighting.
McKeon Group acted as Main Contractor and PSCS on this contract and were responsible for the following:
Co-ordination of all H&S Issues. H&S Plan, Method Statements, Risk Assessments, Inductions, Emergency Plan, H&S File, Audits, Insurances etc.
Communication with client in relation to proposed Medical Use of Building. A lot of co-ordination required as quite a few Sub Contractors on site.
Particular risks included Roof Work, Work in a partly occupied building and Hot Works. Extreme care had to be taken not to set off any alarms as building was partly in use as a Manufacturing Lab. An activation could have resulted in thousands of euro lost therefore high levels of supervision were implemented and strict permits to work were in place in particular for Mechanical and Electrical contractors. Other areas strictly controlled included deliveries to site and removal of waste as compound area was very restricted and on a busy area of campus.
