Innovation Campus Refurbishment and Fit Out – DCU
Download project details Download PDF

McKeon Group acted as Main Contractor and PSCS on the refurbishment and fit out of  Innovation House on DCU’s campus. The project was completed over three phases.

This former Enterprise Ireland HQ had a very 1980s feel to it and required a total uplift and fit out to create a bright, airy and welcoming feel. Huge care and attention went into the design and finish to create a funky environment to fit with the purpose of the facility. Design elements had to be adjusted onsite as issues arose and hundreds of decisions had to be made by McKeon Group to keep the project moving ahead.

Phase 1:

Development of a restaurant and café in the existing Innovation House building as well as the internal refurbishment of existing offices within Innovation House on the ground and first floors, including removal of floors, walls, ceilings, doors and windows.

Renovation works were completed on the toilet blocks as well as the installation of a disabled toilet on the ground floor. All doors and windows were upgraded on the ground and first floor.

In addition, works included general fit-out, mechanical and electrical services and finishes, preparation for tenant occupation and external drainage works.

Phase 2:

Demolition works and renovation of offices on the first, second, third and fourth floors of the building.

Renovation works were completed on the first floor toilet block as well as the installation of a disabled toilet on the first floor.
A disabled access lift was also installed to the rear of the building.

The works included the development of a new fire escape stairwell on the first floor, general fit-out, full electrical and and telecommunications re-wire as well as mechanical services upgrade and finishes.

Phase 3:

Refurbishment and fit-out of existing Second Floor, comprising of its subdivision into five separate office suites and all associated works including new build provision for a new external escape stairs.

Works also included  alterations and upgrades to live services including:

  • Modifications to existing gas line to facilitate installation of new boiler house. This involved trenching works in the car park and diversion of pipework and installation of new gas pipework to new boiler house.
  • Diversion of existing constant temperature heating pipework to serve new over door curtains and trench heating within the reception area.
  • Modifications to existing water services pipework to serve new sanitary installations.
  • Modifications to Sub Mains Electrical Cabling including works in Main Electrical Room involving full shut down of Electrical Services.
